A new era in mixed use design is dawning in Melbourne’s suburbs with M-City billed to become the largest master planned community in Victoria.
Designed by The Buchan Group, the $1B project for Saraceno Group and Schiavello will create a viable alternative to city living where people can live, work, stay and play, all within a 35,000m2 site.
The dynamic community hub, will cater to just about everyone with its three residential towers, 26,000m2 retail mall anchored by Kmart, Woolworths and a Village cinema complex, a commercial office tower, a 5 star hotel and community facilities including a day care centre and medical centre. Strategically located close to Australia’s largest university, Monash, the development will also serve the growing influx of international students.
Principal Harvey Male said the project presents a new style of suburban living, with the right balance of infrastructure, shopping and lifestyle options providing the complete package of convenience and community outside of the CBD.
“M-City promotes a sea change in the mixed-use sector. People don’t always want to move too far from the area where they grew up or travel long distances for work or activities, and M-City offers 24 hour living in the one location with everything they need at their door,” said Harvey.
“A typical day in the life of an M-City resident might look like this: a workout in the gym in the morning, dropping off the kids at the on-site childcare centre, walking to work in the nearby education and science precinct, and a quick catch up with friends at the hotel bar before picking up dinner from Woolworths on the way home.”
The project’s community focus is reflected in Buchan’s design through the seamless integration of the apartment units with the commercial, entertainment and retail spaces and wider residential neighbourhood. The connection is enhanced via a sequence of public spaces, with links and trails and open landscaped areas creating a village atmosphere. People can come together in the rooftop garden and enjoy leisure amenities including a pool and spa, gym, tennis court and a cabana patio designed for entertaining and BBQs.
“The main focus of the design was appropriate connectivity,” said Harvey.
“Functional connectivity in terms of linking the spaces and ease of traffic flow, but also emotional connectivity by creating a sense of place and community.”
Concepts of rhythm are woven into the design to reflect the project’s vision of a pulsing urban mini metropolis. A mix of tones and textures transform the feel of spaces according to their different uses and contexts, emphasising the experiential nature of each precinct. The rush of the retail spaces contrast with the calm of communal outdoor areas which are softened with natural materials and greenery.
The rhythmic theme carries through to the apartment interiors, which strike a balance between classic and contemporary. The light filled apartments are styled with high quality fixtures and finishes including mirrored splashbacks, 2 pack and timber joinery, and the beauty of natural stone with veining that suggests its own individuality.
“The first residential tower sold out within two weekends of launching and 80% of buyers were locals,” said Harvey.
“That gives you an indication of the demand for this type of lifestyle.”
M-City is expected to be completed in 2021.

Horizon Mission Bay is Location Group’s newest venture featuring a one-of-a-kind luxury 41-strong apartment building which is nestled into a hilltop, overlooking the Auckland city skyline and Hauraki Gulf.
Horizon has been designed to nestle into the hillside to maximise the expansive views of ocean, islands and greenery to the north connecting the city and beach with Mission Beach’s relaxed, leafy urban environment.
Featuring one, two and three bedroom apartments, as well as three penthouse options, the design incorporates open-plan living areas and large courtyard balconies to take advantage of natural light, ventilation and views.
A natural colour palette and timber flooring further emphasise Horizon’s relationship with the surrounding landscape. Heavy concrete blades on the exterior will respond to weather conditions, and change colour as the building matures and blends with the site.
Sunrooms have been introduced to the southern apartment balconies to extend living areas to the building’s edge. This increases the impact of daylight and inland views so residents can enjoy the space in comfort at all times.
Penthouses feature Gaggenau appliances, bespoke Italian porcelain benchtops, natural veneer and finger-printless cabinetry, wide-panel smoked oak flooring, three-car garaging and a storage unit.
A special emphasis had been given to the entrance design of Horizon, with a sunken floor and vertical bamboo gardens to feature, as well as three lift cores providing private access to all apartments.
Horizon Mission Bay is located at 250-254 Kepa Road, Mission Bay, Auckland City. Construction is expected to begin next year (2018).

Susumu Horikawa, Executive Officer and Principal with the M&E Engineering Division of our alliance partner Nikken Sekkei, recently visited our Melbourne studio to share his expertise on the latest innovations in sustainability in Japan. Susumu-san has been involved in many award winning sustainability projects and strives for the unification of environmental building service design and architectural programs to excel in building performance.
In honour of World Green Building Week, we caught up with him to get his insights into sustainability in the built environment.
1. What is Nikken Sekkei’s philosophy on sustainability?
First of all, we try to get to know our clients’ thought processes well. With our tag line “EXPERIENCE, INTEGRATED” at the forefront, we make an effort to provide our clients with new value by integrating architecture, structure and MEP technologies.
In addition, we often apply Japanese traditional techniques such as “Sudare” (a shading device), “Engawa” (porches with eaves) and “Uchimizu” (a water sprinkling system) to new projects.
2. What sustainable innovations are currently occurring globally? What is the focus on now?
New technologies such as radiant cooling systems, TABS and lighting environment design based on perceived brightness tend to be applied to our new projects. Thermal Active Building Systems (TABS) is an air-conditioning system for which heat capacity is utilized. The lighting system we employ provides optimal brightness for occupants, with consideration for not only the amount of light falling on a surface (illuminance) but also the amount of light entering the eye (luminance).
We also regard IoT as innovative because we believe it not only contributes to effective control of building facilities, but also management of occupants, which raises productivity.
3. What sustainability trends do you foresee in the future?
As many people are interested in WELL Building Standards, we believe that careful attention to an occupant’s health, as well as energy savings, are becoming more important.
4. What are some sustainable initiatives you have implemented within Nikken projects?
The initiatives I mentioned previously such as radiation cooling systems and lighting environment design are embodied in our projects including the YKK80 Building (the headquarters of YKK Corporation) and Daikin TIC (the R&D Center of Daikin Industries Ltd.). Both projects received ASHRAE Technology Awards as well as LEED Platinum certification.
TABS is adopted in Shogakukan HQ, a famous Japanese publishing company, which is recognised as the next generation sustainable building.
5. What steps can clients/landlords/developers take to add value or future proof their assets?
Clients, landlords and developers tend to rate buildings which can enhance an occupant’s health and productivity highly. I therefore believe they will focus on achieving certification for LEED and the WELL Building Standard to ensure people understand how attractive such buildings are.

The Buchan Group Auckland were proud sponsors of the annual Property Council New Zealand National Conference on September 13-15th in Melbourne this year at the Melbourne Park Function Centre. This was the showcase conference for the Property Councils event calendar. It presented professionals with the opportunity to gain or upgrade vital skills, exchange knowledge, develop their professional and social networks, and compare notes. The event hosted a line-up of international and local speakers.
One of the highlights for the Buchan Group as sponsor was the hosting of the site tours across Melbourne covering some prestigious developments, notably Chadstone Shopping Centre, with a tour of Chadstone Place, a mixed-use development with new external main street precincts, a mix of retail formats, a restaurant and cafe piazza and a refurbished enclosed mall.
Secondly, ‘A night with Dior’ was an evening black-tie dinner at the National Gallery of Victoria in which The Buchan Group were major sponsors. Exclusive to Melbourne, the exhibition House of Dior: Seventy Years of Haute Couture displayed more than 140 garments designed by Christian Dior Couture between 1947 and 2017. Attendees had an exclusive viewing of this exhibition and the event was a success full of fashion glamour, entertainment and fine dining.

New principal will elevate culture and design.
The Buchan Group`s newly-appointed Principal Allen Lucini believes that architecture is about people and spaces - and is ultimately a social responsibility.
Allen, who has played key leadership roles in master planning and development for a range of residential, commercial and retail projects in Australia and overseas, says that whilst architects have a responsibility to fulfil their client’s requirements, they should do so with a focus on the end user experience.
“Architecture is, first and foremost, about the design of spaces. These spaces become places for people to use and experience - Architecture is after all, a social responsibility.”
Allen, based in Melbourne, has a keen interest in promoting design, the practice of architecture, creativity and the evolution of design culture within Buchan.
”As Architects and Designers we have to understand context and be conscious of our legacy. Throughout the design process we have to ensure that the final product is the best it can be.”
In his most recent venture as lead designer on Mall Plaza Vespucio, Allen’s designs are an integral influence on the future vision of an existing major retail centre in Santiago, Chile.
Due for completion in 2018, the development is set to become the cultural and community “heart and soul of Vespucio,” with a focus on public realm and civic offering. Allen’s design for the project draws on Buchan’s world leading experience in retail planning, customer experience and place making to build upon the existing urban fabric and reimagine the local area.
Since joining Buchan, Allen has contributed notable value to the practice and reinforced the studio reputation though his unique skill set. Drawing on his exposure in the commercial and retail sectors, he has strengthened the firm`s design credentials and supported the venture into new market areas through master planning and international projects.
Andries Meyer, Acting CEO of Buchan, says that Allen’s strong urban design capability is one of the key attributes for continued growth of the business.

Parmelia House was originally constructed in the early 1970’s. A series of adaptations over the past decades had left the foyer with an incongruous mix of elements and styles.
Buchan’s design sought to update and harmonise finishes throughout the foyer, incorporate space for a new co-working tenancy, and provide equitable universal access.
A concierge desk was constructed with back-lit acrylic cladding. The same cladding forms a dynamic backdrop to the café servery, drawing attention from across the street.
An external landscaped timber deck was created over an underutilised external staircase to the basement, which has been replaced with a new internal staircase. The existing revolving entry door has been replaced with a frameless glass airlock and auto-sliding doors. A contemporary selection of café and corporate foyer furniture complete the effect.
The project won the award for Best Refurbishment or Renovation over $5M at the 2017 Master Builders Excellence in Construction Awards(WA) in July this year, for Credentia Construction.

For the second year running, the Buchan Group will welcome Melburnians into its studio in the historic Mail Exchange Building as part of Open House Melbourne.
Visitors will have the opportunity to journey from the building’s magnificent façade and up the heritage listed staircase before taking a peek behind the sheer entrance curtains into creative design life in the industrial chic studio.
The Mail Exchange originally opened in 1917 to relieve the congestion at the nearby Melbourne GPO on the corner of Elizabeth and Bourke Street. As one of Melbourne’s earliest examples of Classical Revival Architecture, it’s proving a very apt and inspiring home for Buchan’s world renowned designers to shape the buildings of the future.
“Last year’s tours of our studio booked out very quickly, and we are delighted to once again open our doors to the public and offer a glimpse behind the scenes where the design magic happens,” said Principal Grant Withers.
“Visitors will have the chance to wander through the old and the new, exploring the history of the Mail Exchange and our contemporary studio fit out designed to inspire collaboration and conversation.”
The huge open plan space will feature a hub of activity to engage and delight our visitors. 3D models and virtual reality technology will take guests on an immersive journey of the spaces and buildings we have designed, and projections of the studio’s fit out evolution, our history, work and relevance, including projects by our alliance partner Nikken Sekkei, will get to the heart of who we are. The floor to ceiling whiteboard and ping pong table will give a symbolic taste of the team engagement and energy that drives Buchan to create!
Guided tours of the Mail Exchange’s historical staircase and Buchan’s studio will take place on Sunday 30th July between 10am and 3pm.

The Buchan Group’s Shanghai team has opened the doors to their new home on the twenty seventh floor of Shanghai’s prestigious InterContinental Business Centre in the heart of Jing An’s commercial and business hub.
The new studio was officially opened at a recent launch party by the Austrade Senior Trade Commissioner and Deputy Consul-General (Commercial) Richard Coote.
Following formalities guests headed downstairs to the entrancing garden terrace to get the party in full swing and enjoy a gourmet Australian Chinese bbq.
“We were thrilled to be able to celebrate the occasion with our clients, friends and colleagues including Mr Bob Xu of Austrade and Buchan’s valued alliance partners Nikken Sekkei,” said Eddie Cassidy, head of the China business.
“It was a great night and we were mesmerized by the beauty of the downstairs space and the potential of our new facilities.”
The new studio presents a fresh new canvas for our Shanghai designers. Inspired by Buchan’s Melbourne studio with a contemporary, light filled open plan space, the studio offers a new base to promote Buchan’s expertise and international portfolio of design led projects to Chinese companies and international developers.
“The move marks an exciting new chapter for the Shanghai team with the new space designed to maximise collaboration with each other and with our clients,” said Eddie.

The first guests at Fiji’s new Momi Bay Resort have started to check-in following the completion of the AUD$90 million five-star luxury development designed by The Buchan Group.
Located at Momi Bay, 45 minutes from Fiji’s Nadi International Airport, the 250-room resort is centred on a 21 hectare lagoon. It features 92 free-standing beachside bures, 22 overwater bures and 136 rooms in the hotel’s main accommodation buildings.
The Marriott-operated resort was designed by Buchan for the Fiji National Provident Fund (FNPF), and responds to a growing demand for luxury overwater bures in Fiji.
Buchan Group Gold Coast-based Director Brett Saville said the team drew on their extensive tourism expertise across the Pacific to develop a complementary design for the new hotel.
“It was crucial for Buchan to develop a design that was sensitive to the resort’s picturesque setting and attuned to the resort’s unique point of difference,” Mr Saville said.
“The team made sure to incorporate the initial work undertaken on site before the hotel’s construction ceased after the GFC, ensuring consistency and cost efficiency across all elements of the resort.
“We also sourced local materials wherever possible including rock from the site, traditional timbers and woven ceiling panels to ensure the resort looks authentic yet contemporary.
“Each bure features large glass windows and an expansive balcony to maximise the spectacular views from each room and to provide unmatched accessibility to the lagoon and the beaches.
“Our strong attention to detail, while fulfilling the operator’s design guidelines, has resulted in a desirable destination which is sure to attract visitors from all corners of the globe.”
The resort also features expansive function rooms for weddings and events, marina facilities, three signature food and beverage outlets, as well as a range of recreational activities and services across the 42-hectare site. There is more space available for significant expansion.

North Sydney has a new lunchtime destination, the Atrium. The casual dining food court has undergone extensive renovations to the tune of $9 million and is now open inside Greenwood Plaza.
Buchan’s initial design concept was inspired by the stoma cell, incorporating discrete, varied zones to offer relief and contrast from the pace and rigid structure of the North Sydney business district.
The design approach was driven by the fast-paced demographic of the broad clientele. It was imperative to ensure the space responded to the varied target market to redefine Greenwood as an engaging and inspiring space through integration of a rich interplay of finishes and textures.
Introducing a material palette that reflects the sophistication of the demographic of The Atrium while recognising younger professionals and students as regular patrons was a consideration throughout the design process.
Design elements and finishes inspired by the patterns in nature were selected and applied in an eclectic way. Natural light, and the way nature plays with this light, was a particular inspiration for the design solution. Through randomising and repeating the patterns playfully, an intriguing, uplifting and unique space was created at Greenwood Plaza.

The Buchan Group’s design for Launceston Airport Terminal has won the Commercial Award in the 2017 Australian Institute of Architects Awards (Tasmanian Chapter).
The annual Tasmanian Architecture Awards recognise the finest accomplishments of Tasmanian architects. The Commercial Award honours the project judged to showcase excellence in design in the commercial sector.
Commenting on the win, project director and head of design at The Buchan Group, Grant Withers, said it was gratifying for the Buchan Group to be recognised for the quality of their design.
"The team is excited and honoured to receive this significant award as it highlights our commitment and proven track record in transforming commercial and retail environments.
“It is a very modest project and the design philosophy is simple – moving the terminal closer to the runway so that the public can feel the excitement of air travel. The floor-to-ceiling glass façade creates a big picture window to view the planes take-off and land, surrounded by the striking mountain ranges beyond.
“Our design merges the natural environment with modern retail principles to create a space where every nuance and aesthetic subtlety employed in the design is informed by its deep connection with the landscape and region to improve the visitor experience.”
The jury described the space as celebrating “the typically informal personal welcome that Launceston is proud of.”
Named award winners progress to the National Architecture Awards to be announced in Canberra on Thursday 2 November.

Shopping Centre Investments Limited appointed The Buchan Group to provide design, documentation, building consenting, and construction monitoring for Christchurch’s Enviro-Mark Gold accredited shopping centre The Hub, Hornby in a $65M facelift
featuring a 6000m² anchor store, 70 specialty retail stores and a contemporary food court.
Transformation of The Hub begun in late 2012 after a land swap with the Christchurch City Council enabled the realignment of Chalmers Street and an increase of the centre footprint to 25,000m².
Buchan Senior Associate Daren Alderson said delivering a design that built up to the new road boundaries, maximising the site, enabled the team to create an aesthetically pleasing exterior and highly functional interior.
“We approached the road realignment as an opportunity to incorporate curved elements to the façade, creating a spectacular view for motorists entering and passing the centre,” he said.
“The section facing Carmen Road and Chalmers Street now takes on a visually interesting form, leading to the substantial composite aluminium clad northern entry with two building elements linking the road to the building now clad in perforated stainless steel.
Vertical metal and perforated stainless steel cladding, graphic panels on which the Centre has elected to install Maori artworks, a black aluminium ribbon feature, and stepped parapets give the building interest in scale and form. Internally, a distinctive black ceiling recess, mirrored on the floor in terrazite and surface mounted black lights run from the main north entrance to the far side of the food court, leading the eye along the retail front.
The new continuous concourse links the existing supermarket to the new anchor store, providing room for specialty stores, a new central food court, new amenities and parents’ room, and a new pedestrian entry from the expanded vehicle parking above.
A natural palette of grey, black and white was rolled out for the entire centre to integrate the new build and modernise the existing shopping space.
The Hub, Hornby centralises Christchurch’s southern rural and urban communities anchoring the adjacent bulky goods retail and trade supply precincts.

CapitaMall Westgate recently opened in Wuhan, China presenting a neighbourhood style mixed use development to address the retail and social aspirations of residents in this ever expanding city.
The development, by CaptiaMalls Asia, combines retail, entertainment and leisure spaces, offices and SOHO (small office/home office) apartments into a middle to high end commercial and retail complex.
The 400,000m2 project sits on a 70,400m2 site area located at a major road intersection adjacent to an above ground light rail network and major underground metro station.
Associate Kevin Adasko said the project sets a new benchmark for developments in the region.
“CapitaMall Westgate presents a progressive and exciting lifestyle destination for local residents, with everything they need in a single, accessible location.
“Retail needs were previously under-serviced for the region’s growing middle-income population, and the development has not only created a significant shopping hub, but a social heart for people to connect.”
The Buchan Group provided master planning, architectural, interior, landscaping and signage design services for the project which links people to the spaces and promotes a sense of community through the art of place making.
A large sunken plaza at the major western entry point connects the towers and the adjacent residential precinct to the retail mall, whilst extensive green spaces at the entry and on roof terraces extend the public domain throughout the development.
An ice rink within the entertainment complex acts as the central focal point of the project, overlooked by tiered dining precincts on the floors above. A magnificent full height glass window frames the precinct, presenting views over the mall entrance and building a strong connection to the wider community.

The Buchan Group recently hosted the 2017 Asset Enhancement Symposium, aimed at bringing together key industry colleagues to explore trends in unlocking the latent value of buildings.
The event was the third in a series of exclusive symposiums hosted by Buchan, following the 2015 and 2016 seminars which focussed on Retail and Mixed-Use developments respectively.
This year’s event turned the spotlight on developing assets to their full potential, with a panel of leading industry specialists examining the changing needs of building owners and the benefits of refurbishment, renovation, adaptation, technology and future proofing.
Buchan Principal Andrew Mackenzie said the symposium sought to begin a conversation around advancing innovation and opportunities in asset management.
“Asset Enhancement is certainly topical right now. It is an integral part of what Buchan, our clients and consultants do, as we work to transform, and optimize the value of, multiple development types across the globe.”
“Our expert line up of speakers provided some truly innovative and diverse insights into revamping assets to enrich the customer experience and create maximum value for the client.”

The regeneration of Brisbane’s Showgrounds will see pavilions and food outlets transform into the social, creative and community retail concept, Kings Co-op in the coming months.
Located at the northern end of King Street in Bowen Hills, Kings Co-op forms a significant part of the history of the Brisbane Exhibition, known locally as the “Ekka”, and includes the Royal Snack Bar, Sugar Pavilion and the Dairy Hall Pavilion. Featuring sections constructed progressively during the past century, the Kings Co-op redevelopment will showcase prime retail, food and beverage offerings, and provide seasonal function spaces and a multi-deck carpark.
In a design that links the cultural heritage and urban future aspirations of the Brisbane Showgrounds Master Plan, the transformed space will incorporate rescued materials from key warehouse and pavilion structures within the showgrounds precinct. Led by Senior Associate Paul Watson The Buchan Group is working with RNA’s Joint Venture Partner Lendlease on stage three of the 15 year $2.9 billion Showgrounds regeneration project.

Brisbane’s historic Cleveland Point will soon welcome an exciting residential development, designed to protect and showcase Queensland’s oldest and largest Banyan Fig tree. Upon completion, the residential complex will consist of 33 boutique apartments, with varied balconies arranged strategically to create complementary reflections and shadows on the building’s façade.
The new development has been carefully designed to integrate with the heritage-listed tree and the building’s coastal fringe surroundings. The majestic Banyan Fig tree on site has a 12-metre trunk with an extensive root system underneath, so it was important to develop a design that would not impact the tree, both now and in the future.
The building has been significantly set back from the streetscape to provide a buffer between the tree and the apartments and to ensure a generous landscaped area adjacent to North Street’s pedestrian link. This also creates an enjoyable space to be used by residents and visitors, while also showcasing the Banyan Tree.
In adding to the Banyan Tree, North Street is also home to Queensland’s oldest licensed hotel, the heritage-listed Grand View Hotel.
Buchan Director Gerry Holmes said that the proposed residential development has been designed and sited using a form and scale that complements the Grand View Hotel.
“The design pays tribute to the surrounding urban, historical and coastal context of the area, whilst enhancing the visual amenity of the site for residents, visitors and the local community,” he said.
“The upper floor of the complex is terraced to soften the building’s impact from the street. This design strategy reduces the visual bulk of the building and also allows the project to sit comfortably in the surrounding landscape.
“The orientation of the building gives each apartment more than one aspect to take advantage of cross-ventilation and also includes balconies on both the north and south façades of the building.
“This allows residents access to the views north towards Moreton Bay as well as uninterrupted southern views of GJ Walter Park and the adjoining Moreton Bay beyond.
“Once completed, the proposed development will positively contribute to the coastal foreshore amenity of Cleveland, while acknowledging its neighbours and providing an attractive living space for residents.”

The Southern Hemisphere’s first Legoland Discovery Centre recently opened its doors at Chadstone, unveiling the latest drawcard for the retail and entertainment mecca.
The $12 million Lego centre by Merlin Entertainments features a four-dimensional cinema, a detailed model of Melbourne, interactive rides and more than two million Lego bricks.
The centre’s opening follows the October launch of two new dining precincts and a Hoyts digital cinema complex, along with over 100 new retailers and a Tesla Motors dealership as part of Chadstone’s $660 million Stage 40 revamp.
The Buchan Group worked in collaboration with Vicinity Centres, The Gandel Group and CallisonRTKL to deliver the centre’s latest redevelopment and is thrilled to be part of another significant chapter in the centre’s entertainment evolution.
“We are extremely proud to have been involved in the Stage 40 redevelopment and the new entertainment and lifestyle concepts it has introduced,” said Principal Andrew Mackenzie.
“In the 30 plus years Buchan has worked on Chadstone, the changing face of retail has seen social experiences become just as vital as the retail offer, and the centre has embraced this in spectacular fashion.

Legoland is expected to attract more than 22 million visitors this year alone, building upon the already significant foot traffic to the centre.

The redevelopment of Kingsway City Shopping Centre is one step closer with Buchan Perth receiving Planning Approval for Stage 1A of this major project in Perth’s northern suburbs.
The upgrade will see the existing centre expanded alongside the addition of three freestanding buildings.
A new airlock to the west mall entry will also be added and the existing external West façade will be refurbished with new canopies and finishes.
The detailed design and layout of the development promotes an enhanced level of pedestrian movement, activity and interaction, whilst providing a focal point and hub for the local community.
Kingsway City Shopping Centre’s design proposal incorporates contemporary urban design principles promoting community identity and community live-ability at its core.
The proposed development will welcome an exciting international mini major retailer to the centre’s 1500m2 northern expansion, to strengthen the retailing sector.
Freestanding buildings proposed for the site include a 1000m2 commercial/retail building, an 82 child early learning school and a swim school.
Kingsway’s central location at the intersection of two significant regional roads (Wanneroo Road and Hepburn Avenue) is perfectly suited for the proposed mixed use project.

The Buchan Group is thrilled to have been selected again for this year’s Vivid Festival in Sydney, as artist for three installations (inSIGHT, re/FRACTION and Portholes), and collaborator for a further four (Uncovered World, MUSIC|box, 100 Ways to Say I Love You and The Big Red Button).
inSIGHT, which will be located in the Royal Botanic Gardens, recreates one of our most familiar sights--the human face--as a gigantic low-fidelity display. Strands of programmable LEDs are woven through the sculpture, creating voxels at twenty times natural scale. Ever-changing in expression, gender and character, inSIGHT will combine visual representations of sound, weather and other phenomena.
In Martin Place, re/FRACTION will fill the Lloyd Rees fountain with brilliantly glittering, refracted light. This turbulent canvas will greet festival goers with scenes, characters, colour and movement, giving residents and visitors an opportunity to see a very familiar landmark in a new, vibrant, light.
Portholes will transform a wall in the Rocks into a glimpse of the unknown, from ocean depths to planetary orbits. These marvels are revealed by projecting imagery into an array of windows, giving the observer a view into the imagined worlds beyond. Representations and abstractions will appear, shifting in colour, light, nature and culture.

The Hunt Club Village has delivered the final piece of the lifestyle puzzle for residents of the Hunt Club Estate. The much anticipated shopping centre has cemented the standard for community living in Melbourne's south-east.
Featuring state-of-the-art schools, a children's centre and a retirement village, the wider Hunt Club Estate is founded on a range of amenities and services within a natural environment. A sense of community is fostered through the surrounding wetlands and parks featuring pathways for cycling and walking.
Completed in 2015, Stage One of the contemporary shopping hub comprises 9,000m2 of retail facilities prominently located on the perimeter of the estate, within close walking distance for residents.
The one level centre comprises a 4,200m2 Woolworths, 1,580m2 Aldi, 1,700m2 Dan Murphy’s, approximately 1,950m2 of specialty retail and central on-grade parking for 430 cars.
Principal Andrew Mackenzie said Buchan’s design for the Village is inspired by the broader estate.
"The design for the centre seeks to integrate with the Hunt Club Estate’s strong sense of community and affinity with nature.
"The prominent use of high quality tactile finishes and natural timber and stone references the surrounding natural environment and provides a consistent and recognisable identity to residents."
Stage Two of the development is expected to commence shortly, further expanding on the array of retail amenities.

Northcote Hill Townhouses and Apartments recently reached completion, delivering a residential rarity on the premier hilltop site.

Buchan Perth have recently received Development Approval for the refurbishment of 45 Francis Street, the ATO building in Northbridge.
The proposal, prepared for Warrington Property, will revitalise the existing building via a contemporary design approach for the streetscape facades, and re-activation of the ground floor tenancies, to allow for the creation of a new public space at the William/Francis Street corner.
The refurbishment project will coincide with the relaunch of the building as an office, retail and public precinct known as ‘William Square’.
The architectural vision for the aesthetic expression of the refurbished facades is inspired by the diverse cultural fabric and heritage of Northbridge.
The existing Loreto Tower will be removed, significantly enhancing the corner identity and improving visibility to release greater retail potential. This space will be protected from the elements by a striking glass canopy, some 8 metres above floor level. A second glass roof, mirroring that at William Square, will convert the previously barren forecourt on Francis Street into a habitable space for the enjoyment of the public. The minimal geometry of the new canopies seeks to offer a calming counter balance and a ‘connecting ribbon’ to the rich expression of the façade screens; their scale and volume bringing visual significance to establish William Square and the refurbished Forecourt as new major public gathering spaces.
The office foyer will be refitted with new quality finishes and furniture, and activated by adjoining food and beverage tenancies. The existing lightwell that currently stops at first floor level, will be extended to the lobby level to provide natural light into the ground level foyer to the newly introduced lobby planting.
New two storey perforated aluminium façade screens are proposed along the William Street and Francis Street elevations to improve the building presentation on this prominent corner, providing solar protection for the office spaces behind, whilst maintaining views. The screens will be lit at night to provide a dramatic backdrop to the lively Northbridge nightlife.
The geometric pattern of the Francis Street façade screens take inspiration from the area’s strong Greek cultural heritage, whilst the golden hues of the proposed William Street façade screens reference the impact of the gold boom era on the precinct.
The heavily tinted glass and precast concrete panels of the first two levels of existing building façade overlooking the forecourt will be replaced by contemporary clear floor to ceiling glazing to extend views to and from the internal spaces and the newly refurbished Forecourt.
The textural detailing of these new public spaces are laced by a raw and slightly gritty urban material palette of natural timber, concrete and stone, to fit within the contemporary Northbridge context, which is notably in contrast to the nearby more formal and corporate CBD location.
The redevelopment will create worthwhile urban spaces, a destination for public use and enjoyment, with a distinct character which engages with the evolving Northbridge.

The signature dual towers of Marco Melbourne recently reached completion, creating a prominent presence on Melbourne’s skyline and a residential address of exquisite style and quality within the heart of cultural Melbourne.

The Buchan Group has been ranked the fifth largest architectural firm in Retail globally, and has retained its position as the third largest practice in Australasia in Building Design’s (BD) annual World Architecture 100 list for 2017.
Buchan climbed three places from 2016 to be ranked 55th globally in the list, which is based on an annual survey of the world’s largest practices ranked by the number of fee-earning architects they employ.
2016 brought a succession of highs for Buchan, with the completion of some exceptional projects, the commencement of some exciting new developments and the emergence of a host of new prospects. The firm’s alliance with Japanese architectural firm Nikken Sekkei, ranked second globally, presented new opportunities that will help to position the business in key market sectors and geographies.
“Buchan enjoyed a fantastic 2016, remaining strong in retail with exposure to Australia, New Zealand, China, UK/Europe, South East Asia and South America, whilst maintaining a solid presence in the hospitality/hotel and residential sectors,” said Managing Director Bruce Shaw.
“Our alliance with Nikken Sekkei has created exciting new opportunities, particularly in the transit oriented and mixed use sectors, with a range of collaborative urban mixed use development projects presenting themselves across South East Asia, China, the Middle East and Australia.”
In retail we saw the completion of the first stage of Chadstone’s latest redevelopment in Melbourne, cementing the retail mecca’s status as the largest shopping centre in the Southern Hemisphere. Eastland Shopping Centre Stage 2 and Pacific Werribee in Melbourne also reached completion, as did Stage 1 of Grand Central in Toowoomba and Five Mile Gateway and Northwest Shopping Centre in New Zealand. The phenomenal $900M Castle Towers redevelopment in Sydney continues to progress, along with Galleria Morley in Western Australia, Optimum Mall in Turkey and Merdeka Mall in Malaysia.
Both Eastland and Castle Towers are amongst some of our significant large scale projects that have employed the use of BIM software, which has been instrumental in achieving our clients’ design and delivery aspirations.
We look forward to expected project completions in 2017, including the final stages of the Chadstone redevelopment; the next stages of Toowoomba’s Grand Central Redevelopment and Robina Town Centre’s Central Malls project in Queensland; Narellan Town Centre and Stockland Greenhills in New South Wales; Belmont Forum Redevelopment and Lakelands Town Centre in Western Australia; and Xiamen Luduo Mixed-Use Mall and Raffles City Changning in China.

North Queenslanders are embracing the award winning $24M refurbishment of Townsville’s Fairfield Central Shopping Centre.
The Buchan Group has been working with Lancini Property & Development since 2005 to complete the architecture, master planning, interior and graphics works for stages one and two of the refurbishment.
Recognising the calibre of the completed project, Fairfield Central Shopping Centre recently won Excellence in Design for the Sub-Regional Centres category at the 2016 Queensland Retail Property of the Year Awards. Strategically located between major infrastructure planning and residential expansion in a rapidly growing southern suburb of Townsville, the master plan for Fairfield Central was designed to provide local amenity and continual retail growth as the urban context grew to encompass major highway road works and increased local population.
Stage 1 of the retail masterplan was completed in 2008 and included a major supermarket and supporting specialty stores within a generous covered mall. The design featured a sweeping entry statement, colourful supergraphics and an external café integrated into the entry.
Extensive clerestory glazing allows natural light to fill internal spaces, enhanced by dynamic curved ceiling features. Good access from the existing major arterial roads to covered on-grade car parking was key to set the standard for the life of the Centre and the amenity to its growing customer base.
Stage 2 of the retail expansion project saw the existing 4,500m² regional hub triple in size. It now features 300 additional covered car spaces, a new Kmart anchor discount department store and more than 20 additional specialty shops and dining outlets. Advances in retail centre expectations and a modern food retail revolution were also thrown into the mix.
The design for Fairfield Central had futureproofed the centre by allowing for further expansion, while still seemingly completing the current centre. The unique tropical conditions of North Queensland demand a sophisticated response for any outdoor activity. At Fairfield an external dining space has been created which responds to its environment and creates a comfortable and relaxing atmosphere while maintaining a connection to the local landscape.
Generous malls and cascading natural light offer enhanced exposure to supporting tenancies and create a feeling of familiarity and dialogue with the original Stage 1 aesthetic. The centre’s fundamental design principles held true, and the development expansion proudly acts as a buffer between the parkland residential estates and the major arterial highway.
We’re proud of the end result and how it has been embraced by the locals. Fairfield Central not only delivers an expanded retail offering but also a new node for social and community interaction.

An old Brisbane dilapidated cottage has been transformed to form the heart of a new entertainment and retail hub called the Hawthorne Deluxe Precinct following a $3.5M refurbishment and redesign.
Located on the corner of Hawthorne Road and Lindsay Street, Hawthorne, the development boasts a new cinema offering 64 deluxe seats, a state-of-the-art sound and projection system, and a kitchen and bar. The precinct also hosts two new restaurants on the building’s ground floor.
Since the project’s launch in 2013, Buchan has managed and implemented the design for Cineplex Australia, overseeing all master planning concepts through to construction. It also delivered the interior and graphic design components, creating a fully integrated design solution that maximises the Deluxe Precinct’s entertainment offer.
The new precinct was designed to reflect the characteristics of the complex’s architectural surroundings, tapping into the suburb’s pre-1900 ambiance. The primary vision we had for the project was to create a precinct that captures and respects the characteristics of the area’s surrounding fabric and community. We also worked closely with the Catalano family, who have developed their entertainment business in this area during the past 30 years, which was rewarding and enjoyable experience.
Anchored by a reused single-storey house, the refurbishment echoes the original design of the site through the use of wood and metal trimmings with exposed steel, brick work and concrete. These materials complement the original heritage-listed Hawthorne Cineplex theatre on the opposite side of the street.
To facilitate the cinema complex’s boutique character and retail offering, the team has delivered a quality entertainment experience for cinema patrons, which will ultimately activate the area and stimulate pedestrian foot traffic to the precinct.
Buchan also created the structural shell for the building’s two restaurants, Downtown Istanbul and British Colonial Co, which feature both indoor and outdoor dining areas to enliven the building’s streetscape.
The redesign and refurbishment project has ensured the area is the perfect place for patrons to meet, dine and enjoy a movie in one convenient location.
