Overview

Located on a brownfields site, the boutique office development serves as a key landmark building contributing to the rejuvenation of the area.

Once contaminated scrubland that was covered in graffiti, the brief called for an adaptable design. We designed the building with the flexibility to accommodate a number of small tenancies or a single whole-building tenant. This combines with discreet underground parking, along with abundant end-of-trip facilities for cyclists.

Passive design principles were fundamental to maximising natural daylight while minimising solar gain. The tall and full-height glass north and south facades allow daylight deep into the office floor plates, protected by generous roof overhangs. The building’s form reduces to the east to cater for the triangular shape of the site. This façade and the longer west façade have minimal glazing, in the form of recessed slots, to reduce solar gain and glare.

The ground floor is setback from the level above to create a covered pedestrian space.

Buchan also completed the fit-out for the major tenant, comprising two floors of open plan office space with meeting rooms, and staff amenities utilising a sheltered landscaped courtyard.
